喜欢老唐。虽然他不如萝卜特清崎说理清晰，但是俺很欣赏他独有的自信和率真。
看这书也没打算真的要投身房地产啥的，就是想看看老唐怎么说话。
At first glance, you'll think that Donald "The Birther" Trump wrote this book, but after a moment you'll notice a name on the bottom right hand side that reads, "David Lindahl". This guy AKA Mr. On the Road To 7000...now probably 8000 units is a solid resource.
Obviously this book is a marketing/legacy tool, but honestly, if you actually READ-COMPREHEND-TAKE ACTION from written in it, you can buy multi families with it. Compared to his seminars, which sometimes drag on due to:
1. Novices asking too many intro(hold my hand questions)
2. Cross-selling
3.
...you can simply select the chapter you need and get the information quick fast in a hurry.
P.S. I'm in the Massachusetts market now and it's pretty cut throat. I feel like I'm on a cross between "Game of Thrones" and "The Property Brothers".
The first property I put an offer on, I had a realtor assisting me. I'm used to buying multi families in Texas where the process is a little more streamlined and the properties are no more than 50 years old, compared to the 100+ Y/O ones here.
The realtor was useless and I never bought a property with him, BUT I did follow Dave's advice of always putting in offers. I actually quit using realtors to present my offers and worked out a pretty sweet script for submitting offers to the seller's agent.
In addition, the Holy Grail of multifamily investing are the numbers. Dave covers the exact ratios you need to see if you'll be cash-flowing or feeding an alligator that'll eat you alive.
I found myself ending each chapter wanting a step by step explanation.
Maybe the book is geared toward people already in the business.
I have read several books about residential real estate. But this one leavs me wondering about the details in what the authors are saying.
Anyone who is or thinking about becoming a Commercial Real Estate investor, this book is a must. I am a firm believer in educating yourself, before starting any Business venture. This way you are more likely to succeed, then fail in your business if you have the right knowledge you need to succeed! This is a book that has a great amount of knowledge! I would recommend this book to family and friends or anyone who is considering to becoming a Commercial Real Estate Investor! Even if you would like to know about Commercial Real Estate Investing or just stared, their is a lot of useful knowledge contained in this book!
As with any "guide," this book is written based on the experiences and opinions of the author. Had some good points and gave some good advice. Author's self-promotion seems a bit like a printed "info-mercial" with his list of accomplishments that he seems to attribute solely to this book. Otherwise a fun read and definitely addressed some points that are helpful in anyone's arsenal.
